My wife and i have been looking since december and prolly close to 50 or 60 properties and there has been about a half dozen that we've really liked...

but

whenver we go to put an offer on the fucking thing sells before we get a chance

in 2 cases where we've put an offer in we've been out bid, the most recent was today and we offered asking price with a condition on inspection...thats all

some fucking investor came in offered $5000 over asking and no conditions, like how can i win against that? thing is the house went on the market only yesterday...its not fair these fucking real estate agents shouldnt be able to buy house jsut to turn around and flip them, if its worth more they should actually tell their client that its worth more, they are driving real estate up and screwing over the small guy like me

I'm so bummed out right now its not funny...and the best part we're looking at 2 more tonight sad

but i mean really one house we looked at last time it sold was in 2001...in 2008 the value had doubled, that ain't fucking right the gov't should step in and regulate this 17 4

You think that's bad?  The people I lived with in Alberta bought their house in June (3 bedroom, nothing special) for a ridiculous amount of money (living in Fort McMurray is ridiculous), and they're selling again this month because the value has almost doubled.  That's not even a full year.  I don't want to get into details, but the selling price now is almost 7 figures... that's absolutely sick!

I know Hamilton's a big place, what you almost want to do is drive around and find a house you like and then ask the people if they'd be willing to sell.  Seriously... someone did that with my Dad one time (two years after we moved in) and gave us a pretty good offer.  We didn't take it, but some people do.  My sister found out that the seniors who used to own her house would soon need personal care.  Being the sneaky banker she is, she scoped it out and gave a low-ball offer before they put the house on the market.  She's living there now.

Keep looking, though, you'll find something.   If not, you could always design a house yourself and get some in a new subdivision and get someone to build it.  That's not always cheap, but at least you'll get what you want.

I close on my first house on March 28. It's a great time to buy in the U.S. House prices have fallen, mortgage rates are low and there are a lot of houses to choose from. Sellers are hurting; buyers are in the drivers seat. We got what we wanted for about $5000 below list price, plus after the inspection, the owner is doing probably close to $500 in repairs we pointed out. Plus, he's paying for the closing costs.

Do NOT buy now.

Wait for the recession to hit, place any money you have anywhere BUT in the USA, and once the housing prices are rocketingly low, which they will, then, buy.

WAIT

That's a fucked up situation sad

Its fucked here in Australia too:

* median house prices have risen 340%  since 1990.
* Weekly earnings have gone up by 87% in the same time frame. So what we earn hasn't even doubled yet house prices have more than trebbled.
* 37.7%  per cent of median weekly family income will now be required to service the average home loan. (and that was in november theres been more rate rises since).
* New buyers need around $40,000 saved up before they can even enter the market.

The world's economy is in a free fall and could possibly come close to a depression. Its serious shit. Its not conspiracy bullshit. They talk about these possibilities in mainstream media and various business/financial mags/websites/news programs.

The dollar is on the verge of becoming this decade's version of the peso. There's a chance we'll all be wiping our asses with dollars within the next two years.

I don't have a family so I am not really interested in buying a house, although I am looking at cars at the moment. Like Bri said, its a buyer's market because there's no demand for houses at the moment(or cars).

Cant speak for neemo since I don't live in Canada, but if I was buying a house, I would wait until later in the year when everything is even worse. Its on the verge of getting so bad they may start selling houses for pennies on the dollar just to get rid of them.

There's zero cash flow in this country at the moment. Its insane. The credit industry is on the verge of collapse as well. no money+ no credit= a country up shit creek without a paddle.

Like Jessica said, don't put ANY of your money/assets into anything within a light year of the dollar. The dollar is burnt toast.
