We need to renovate the unit anyway, we're converting a garage into a two bedroom apartment.  Hoping to have tenants in there in a few months.  Key is to make it look like they do work on my own place (otherwise we don't get the credit).

You get 15% credit on anything from $1000 up to $10,000.  It's probably going to be the only year they'll do it, so if you need to do any repairs or anything, now's the time.
